What is a loan amortization schedule?

A loan amortization schedule is a complete table of periodic loan payments showing the amount of principal and interest that comprise each payment until the loan is paid off. In the beginning, most of your payment goes toward interest, but over time, more of it goes toward paying off the principal.

How does interest rate affect my amortization schedule?

A higher interest rate increases the interest portion of your monthly EMI, especially in the early years. This means the principal balance decreases much more slowly, resulting in a higher total interest payout over the life of the loan. This ensures full compliance with the latest regulations, allowing you to estimate values correctly and avoid common filing errors.

Can I prepay my loan to change the amortization schedule?

Yes. Making prepayments directly reduces your outstanding principal balance. This alters the schedule, meaning subsequent payments will accrue less interest, which either reduces your remaining tenure (highly recommended) or lowers your monthly EMI. This ensures full compliance with the latest regulations, allowing you to estimate values correctly and avoid common filing errors.

Why is the interest portion higher in the early years of the loan?

Interest is always calculated on the outstanding loan balance. Since the outstanding principal is at its maximum at the start of the loan, the interest amount is highest then. As you pay down the principal, the outstanding balance shrinks, reducing the interest charged each month.

What Does This Calculator Do?

This calculator computes your monthly loan EMI and generates a detailed, month-by-month repayment schedule (amortization table). It shows exactly how your monthly payment is split between reducing the loan principal and paying the bank interest over the entire tenure.

How to Use It

  1. Loan Amount (₹): Enter the total amount you wish to borrow.
  2. Interest Rate (%): Enter the annual interest rate offered by the lender.
  3. Tenure (Years): Enter the loan duration in years.

The Logic Explained Simply

  • The Concept: When you take a loan, you repay it in Equated Monthly Installments (EMIs). In the early years, a larger portion of your EMI goes toward paying off the interest because the outstanding loan amount is high. As the principal reduces, the interest component decreases, and more of your EMI goes toward principal repayment.
  • The Formula:
  • EMI = [P × r × (1 + r)^n] / [(1 + r)^n - 1]

where P is the Loan Amount, r is the monthly interest rate (Rate / 12 / 100), and n is the tenure in months (Years × 12).

  • For each month:
  • Monthly Interest = Outstanding Principal × r
  • Monthly Principal Repayment = EMI - Monthly Interest
  • New Outstanding Principal = Outstanding Principal - Monthly Principal Repayment

Real-World Calculation Breakdown

For example, you take a home loan of ₹30,00,000 at an 8.5% interest rate for 20 years:

  • Monthly interest rate (r) = 8.5 / 12 / 100 = 0.007083
  • Total months (n) = 20 × 12 = 240
  • Monthly EMI = [30,00,000 × 0.007083 × (1.007083)^240] / [(1.007083)^240 - 1] = ₹26,035
  • Month 1 Breakdown:
  • Interest component = ₹30,00,000 × 0.007083 = ₹21,250
  • Principal component = ₹26,035 - ₹21,250 = ₹4,785
  • Remaining outstanding balance = ₹30,00,000 - ₹4,785 = ₹29,95,215
  • Month 2 Breakdown:
  • Interest component = ₹29,95,215 × 0.007083 = ₹21,216
  • Principal component = ₹26,035 - ₹21,216 = ₹4,819
  • Remaining outstanding balance = ₹29,95,215 - ₹4,819 = ₹29,90,396
  • Over 20 years, your total payments will equal ₹62,48,337, consisting of ₹30,00,000 principal and ₹32,48,337 in total interest.
