  • The Concept: Home renovation costs depend heavily on labor rates and material availability, which vary significantly by city tier (e.g. Mumbai vs a small town). The selection of material quality (like plywood vs solid wood, premium marble vs ceramic tiles) is the biggest driver of the cost per square foot.
  • The Formula:

Base Rate = determined by Renovation Type and City Tier

Estimated Base Cost = Area × Base Rate

GST Amount (18%) = Estimated Base Cost × 18 / 100

Total Cost = Estimated Base Cost + GST Amount

Cost Per Sq Ft = Total Cost / Area

Suggested Loan Amount (typically 80% of total cost) = Total Cost × 80 / 100

  • Base Rate for Standard Renovation in a Metro = ₹1,500 per sq ft
  • Estimated Base Cost = 1,000 sq ft × ₹1,500 = ₹15,00,000
  • GST Amount (18%) = ₹15,00,000 × 18% = ₹2,70,000
  • Total Renovation Cost = ₹15,00,000 + ₹2,70,000 = ₹17,70,000
  • Cost Per Sq Ft (incl. GST) = ₹17,70,000 / 1,000 = ₹1,770
