How to Use It

  3. Current/Target Year: Enter the future target year for evaluation.
  4. Annual Appreciation (%): Enter the expected annual growth rate of property value.
  5. Annual Rental Income (₹): Enter the average annual rent collected (optional).

The Logic Explained Simply

  • The Concept: Property value compounds over time. Real estate returns are dual-fold: capital appreciation (growth in property price) and rental yields (cash flows). By combining future appreciated property value with cumulative rental income, you get the true total ROI and CAGR of your asset.
  • The Formula:
  • Holding Years = Target Year - Purchase Year
  • Future Appreciated Value = Purchase Price × (1 + Appreciation / 100)^Holding Years
  • Capital Gain = Future Value - Purchase Price
  • Total Rental Earned = Annual Rental Income × Holding Years
  • Total Return (%) = [(Capital Gain + Total Rental) / Purchase Price] × 100

Suppose you bought a house for ₹50,00,000 in 2020 and plan to evaluate it in 2030 (10 years) assuming a 6% annual appreciation rate and ₹2,40,000 annual rental income:

  • Holding tenure = 2030 - 2020 = 10 years
  • Future Value = ₹50,00,000 × (1.06)^10 = ₹89,54,238
  • Capital Gain = ₹89,54,238 - ₹50,00,000 = ₹39,54,238
  • Total Rental Earned = ₹2,40,000 × 10 = ₹24,00,000
  • Total Return = [(₹39,54,238 + ₹24,00,000) / ₹50,00,000] × 100 = 127.08%
