The Logic Explained Simply

  • The Concept: Real estate brokers charge a percentage of the property value (typically 1% to 2% for sales) or a month's rent for lease transactions in India. As per Indian tax regulations, these agency charges attract a mandatory Goods and Services Tax (GST) of 18%.
  • The Formula:

Brokerage Rate = Buy/Sell Mumbai (1%), Delhi/Bangalore (1%), Other Metro (1.5%), Tier-2 (2%); Rent (1 month rent from landlord)

Brokerage Amount = Property Value (or Rent) × Brokerage Rate

GST on Brokerage (18%) = Brokerage Amount × 18 / 105 (or Brokerage Amount * 0.18)

Total Transaction Cost = Brokerage Amount + GST on Brokerage

Net Selling Proceeds = Property Value - Total Transaction Cost

Total Buying Cost = Property Value + Total Transaction Cost

  • Brokerage Amount = ₹80,00,000 × 1% = ₹80,000
  • GST on Brokerage (18%) = ₹80,00,000 × 1% × 18% = ₹14,400
  • Total Upfront Brokerage Cost = ₹80,00,000 × 1% × 1.18 = ₹94,400
  • Net Selling Proceeds = ₹80,00,000 - ₹94,400 = ₹79,05,600
