What Does This Calculator Do?

This calculator estimates the maximum home loan amount you can borrow from Indian banks based on your income, existing EMIs, and the loan tenure. It uses the Fixed Obligation to Income Ratio (FOIR) to calculate the maximum EMI the bank will permit and shows your estimated purchase budget including the suggested down payment.

How to Use It

  1. Gross Monthly Income: Type your net take-home monthly salary or business income (after taxes).
  2. Monthly Obligations: Type the sum of all your existing monthly EMIs (car loans, credit cards, personal loans, etc.).
  3. Interest Rate: Enter the annual interest rate of the home loan offered by the lender (e.g., 8.5%).
  4. Tenure: Type the loan duration in years (most Indian banks offer up to 20 or 30 years).
  5. Employer Type: Select whether you are Salaried or Self-Employed.

The Logic Explained Simply

  • The Concept: Lenders use a standard metric called the Fixed Obligation to Income Ratio (FOIR) to evaluate your loan repayment capacity. Typically, banks cap your total monthly debt payments (including the new home loan EMI) at 50% of your disposable income. The maximum home loan you get is the present value of all those capped EMIs discounted at the monthly interest rate.

  • Max Allowed EMI = (Gross Monthly Income - Monthly Obligations) × 50%
  • Eligible Loan = Max EMI × [ (1 + r)^n - 1 ] / [ r × (1 + r)^n ]

where r = annual rate ÷ 12 ÷ 100, and n = tenure in years × 12.

Real-World Calculation Breakdown

For example, your monthly income is ₹80,000 and your other monthly EMIs sum to ₹15,000. You apply for a loan at 8.5% interest for 20 years.

  • Max Allowed EMI = (₹80,000 - ₹15,000) × 50% = ₹32,500
  • Monthly Rate (r) = 8.5% ÷ 12 ÷ 100 = 0.007083
  • Total Installments (n) = 20 × 12 = 240
  • Maximum Eligible Loan = ₹32,500 × [ (1.007083)^240 - 1 ] ÷ [ 0.007083 × (1.007083)^240 ] = ₹37,51,643
  • Estimated affordable property budget (assuming 80% loan-to-value) = ₹37,51,643 ÷ 0.80 = ₹46,89,554
  • Suggested Down Payment (20%) = ₹46,89,554 - ₹37,51,643 = ₹9,37,911
